Structural carpentry
To be verified whilst carpentry work is underway
Floor carpentry
- Check the structure of the first floor and walls on the ground floor:
- For condos, check that there is a double joint
- Check the solidity of the notched beams
- Check the solidity of the double-notched joints
- Check that there is sufficient charge transfer
- Check that the calipers are in position
- Check the plastic flashing under load-bearing divisions (Avoid contact between wood and concrete)
- Check that there is carpenter’s wood glue
- Check blockage of positioned joists
- Check that the spacing between the joists corresponds to the plan
- Check that the supporting beams are standing on a base of the same width
- Check the minimum distance from the staircase of 6'8''
- Check that the sill plate is in position
- Check that the load-bearing walls are symmetrical from the basement to the upstairs
- Check if there are any twisted or bent jambs
Wall carpentry
- Check the structure of the exterior + bearing walls
- Check that the floor is set square and check the measurements, prior to starting to erect the walls, and make any necessary corrective adjustments.
- The heights of the walls must correspond to the work plan
- Check the dimensions and positioning of window openings (1'' larger than the measurements provided)
- Check the bracing. Aspenite or plywood panel is required at each extremity.
- Check the accuracy of the window lintel cutting to avoid any risk of collapse.
- Plastic flashing must be placed under the Tyvek, around openings to avoid any water seepage
- Tyvek wrap must be wrapped so as to facilitate water drainage
- Check that spacing between timber corresponds to the plan
- Check that a horizontal jacket has been placed at the upper and lower wall extremities.
- Superimposing load-bearing walls must be handled with precision
- If the ventilator outlet is positioned in the exterior wall, it must be located immediately so as to avoid patching
- Check installation of plywood for electrical input
- The height of the garage door must correspond to the planned height of the concrete slab
Roof carpentry
- The trusses located at extremities must form a nailer for the fiber panels, sheeting, or chipboard. Ideally, they will be aligned with the wall timbering.
- Tyvek must be wrapped so as to prevent water seepage. At the junction point between the roof and a wall, it is important that the Tyvek is long enough to cover the roofer’s slate flashing.
- Check that the trusses are level and that the soffits are balanced. You must take into account the exterior coating, which can vary.
- Skylights: It is very important to know the exact positioning of skylights and their dimensions at the time the trusses are installed.
- Check that nailing is in place for the skylight
- Cornices have to be straight, level and well-nailed
- A nailer is required at the plywood joint (corner of covers). H clips are used to connect the plywood sheets to all of the spaces between the trusses.
- The plywood, in its longest part, is placed perpendicular to the trusses
- The roof vent openings and plumbing are to be positioned in accordance with the plumber’s work plan. A roof vent opening must never be positioned above an access hatch. This could cause condensation in the pipes. The carpenter is responsible for making the necessary openings.
- Make sure that you have sufficient space for the wool insulation and to allow adequate circulation of air in the extremities of the trusses.
- The trusses are usually positioned at 24-inch spacing and must be as straight as possible to facilitate insulation.
To be included in the contract
- Installation of exterior doors and windows.
- Framework for balconies and galleries, placement of rebars (stripping included)
- Roof construction.
- Installation of rigid insulation (white glued styrofoam) for the foundation’s exterior walls.
- Construction of a wall insulated with R-12 wool in front of the foundation’s exterior walls.
- Pickle-finish plywood for the rigid insulation (slab/foundation) of the garage.
- Preparation of the staircase.
- Crane service.
- Doubling of ceramic flooring.
- Ready for exterior finishing and ready for gypsum in the interior.
- Division of the basement completely finished.
- Division of the exterior walls of the basement finished.
- Basement finished?
- Installation of wool insulation
Practical tips
Make sure that the carpenter has the measurements from the door and window supplier. He cannot use the measurements on the plan as these will not reflect the true measurements on the construction site.
